Here, we’ll break down how a home staging consultation runs and what you can do before and after to get your home ready for listing with a real estate professional.

What happens before the home staging consultation?

If you’ve been getting your home ready to sell, you’ve probably already taken steps towards getting it market-ready before the stager arrives. Updates to fixtures or paint, repairs to the home, or decluttering have a big impact on your home’s value—and might cut down on the work that needs to be done between the consultation and staging your home.

What happens during the staging consultation?

A consultation is usually a walk-and-talk. During this meeting, you guide the stager through your home, beginning with the first thing your potential buyers will see—the front of the house! Remember that buyers are looking for reasons to say no to a home—they want to purchase their “dream home” so the stager will look for “red flags” - reasons a potential buyer will say “no” to buying your home, like neglected landscaping or worn out exterior siding etc...

As you walk through the home, the stager will make recommendations about things that could be repaired, updated, added, minimized, or changed to boost the home’s value. This is a very thorough tour—the stager will even look in closets and drawers to see everything a buyer will most likely be looking at as well. With Heidi Ross Design, the consultation lasts about an hour—enough time to get a full experience of what a critical buyer will be making notes about.

What might the stager recommend?

Home stage design is about more than arranging furniture—that’s why the stager will make detailed recommendations about how to get your home up to its best potential. This could mean recommendations for repairs—like fixing holes in the wall or peeling caulking around sinks and tubs—or updates to make the space feel fresher, like replacing outdated hardware or features. When home staging with fireplace areas, for example, the stager might recommend refreshing or updating fireplace and hearth finishes.

The stager might also recommend a new paint color. Neutral colors make the room feel brighter, and will appeal to a wide range of audiences—while you might love your bright pink bedroom, staging your home probably means it’s time to substitute it for a color that appeals to everyone.  Painting in neutral colors is an inexpensive way to improve a home's sales potential and will help make it look good in photos when virtually staging a room.  

You’ll likely talk about cleaning and decluttering, too—no matter how clean or pared down your home already is, it might seem like you can always do more. Extra objects make the space seem smaller, and any less-than-spotless areas make the buyer think that the home hasn’t been cared for—and buyers want the feeling of spaciousness and a well-maintained home. The stager will recommend which furniture or objects should be removed and what areas, with a little more cleaning, will help boost the home’s appeal.

What happens after the consultation?

After the consultation, it’s time to set to work on those repairs, updates, or changes/improvements, to get your home in tip-top shape. It does make sense to find a home staging expert since they could make your house look presentable before putting it up for sale. My uncle wants to sell one of his old properties to fund his first car purchase. Maybe we should look around the area for experts that can help us with this!

Decluttering and cleaning a house feel very important when considering how to stage it properly. This would matter a lot considering how large this place is, and any kind of clutter could make a buyer feel like the entire place is that dirty. I'll prevent this from being an issue by asking a home staging expert to lend me a hand with these aspects.
