Benefits of a Home Staging Consultation - Part 2

A home staging consultation has many benefits: this value packed conversation with Heidi Ross Design or your local home stagers helps you to see your home through a potential buyer’s eyes. But if you’re getting ready for your home staging consultation, you might be wondering about the details, too—what exactly will this meeting be like? Here, we’ll break down how a home staging consultation runs and what you can do before and after to get your home ready for listing with a real estate professional.

What happens before the home staging consultation?

If you’ve been getting your home ready to sell, you’ve probably already taken steps towards getting it market-ready before the stager arrives. Updates to fixtures or paint, repairs to the home, or decluttering have a big impact on your home’s value—and might cut down on the work that needs to be done between the consultation and staging your home.

Before the consultation, Heidi Ross design offers a unique service—our free quote provides you with the information you need to be fully informed about what our staging and marketing package includes. This is a commitment-free way to help you know that you are making the right choice to work with a professional stager.

What happens during the staging consultation?

A consultation is usually a walk-and-talk. During this meeting, you guide the stager through your home, beginning with the first thing your potential buyers will see—the front of the house! Remember that buyers are looking for reasons to say no to a home—they want to purchase their “dream home” so the stager will look for “red flags” - reasons a potential buyer will say “no” to buying your home, like neglected landscaping or worn out exterior siding etc...

As you walk through the home, the stager will make recommendations about things that could be repaired, updated, added, minimized, or changed to boost the home’s value. This is a very thorough tour—the stager will even look in closets and drawers to see everything a buyer will most likely be looking at as well. With Heidi Ross Design, the consultation lasts about an hour—enough time to get a full experience of what a critical buyer will be making notes about.

What might the stager recommend?

Home stage design is about more than arranging furniture—that’s why the stager will make detailed recommendations about how to get your home up to its best potential. This could mean recommendations for repairs—like fixing holes in the wall or peeling caulking around sinks and tubs—or updates to make the space feel fresher, like replacing outdated hardware or features. When home staging with fireplace areas, for example, the stager might recommend refreshing or updating fireplace and hearth finishes.

The stager might also recommend a new paint color. Neutral colors make the room feel brighter, and will appeal to a wide range of audiences—while you might love your bright pink bedroom, staging your home probably means it’s time to substitute it for a color that appeals to everyone.  Painting in neutral colors is an inexpensive way to improve a home's sales potential and will help make it look good in photos when virtually staging a room.

You’ll likely talk about cleaning and decluttering, too—no matter how clean or pared down your home already is, it might seem like you can always do more. Extra objects make the space seem smaller, and any less-than-spotless areas make the buyer think that the home hasn’t been cared for—and buyers want the feeling of spaciousness and a well-maintained home. The stager will recommend which furniture or objects should be removed and what areas, with a little more cleaning, will help boost the home’s appeal.

What happens after the consultation?

After the consultation, it’s time to set to work on those repairs, updates, or changes/improvements, to get your home in tip-top shape. If you’d like to hire professionals to paint or clean, most stagers can point you in the right direction to find a reputable company or crew. And if you’re overwhelmed with the work that needs to be done, Heidi Ross design can provide a proposal for a mini-makeover, or supplemental staging package, to help you out.

Benefits Of A Home Staging Consultation - Part 1

If you’ve been thinking, "I’m ready to get started staging my house for sale", you’ve made a great choice—putting down the money up front to have your home professionally staged has a huge return on investment, and can help you get your best sale, no matter what your sale priorities are and what this means for you. But maybe you still have a few questions about what comes next—what comes between making the first call to a professional stager and getting your dream sale?

One of the most important first steps when working with a professional stager is called the consultation. Here, we’ll break down why this meeting is important and how you can benefit from a home staging consultation, and how Heidi Ross Design works with you throughout this process in the greater Memphis area and Germantown, Collierville, and Arlington.

What is a home staging consultation?

After you’ve gotten in touch with Heidi Ross Design or your local home staging company and decided to invest in staging your home, it’s time for the home staging consultation. This is typically an in-depth conversation between the homeowner and the stager, which gives both of you an opportunity to gather information that will be important to the sale process.

The consultation is often a walk-and-talk—you’ll move through your home, with the stager making recommendations about what you can do to boost the home’s value. This is an opportunity for the stager to point out distractions or suggest updates that can make the space more marketable—they might recommend things like refreshing the paint color, additional cleaning or organization, or maybe making updates around the home that can help the buyer see all the potential that’s just waiting to be captured.

The stager will be gathering information and assessing how to help a buyer get the best first impression—both in-person and online listing images. It’s a good idea to get in touch with a stager sooner rather than later. Showing your home at its best in the beginning is better than having it listed with less-than-flattering, amature self virtual staging, which might not reflect your home’s best qualities.

Why is a consultation so important?

There’s more to staging your home than arranging furniture—the consultation can help you understand important parts of getting your home sold that are often an unseen or misunderstood part of the home sale process. The consultation is an opportunity to put yourself in a potential buyer’s shoes—the stager will help you to see the home through a buyer's eyes by pointing out things that you might have stopped noticing, like that pile of clutter on the kitchen counter, or the messy and crammed up linen closet. These can be a turn off to the buyer. Making them think there is not enough room for storage...when in reality you just need to declutter.

This is also an opportunity for you to get with your stager and make sure that your home is ready to appeal to your target audience—something that might depend on where you live, what style of home you have, and the demographic of people who want to live in the same area your home is located. Young single professionals and families with teenage children might have different ideas and needs about their ideal home.

Determining who your target buyer is can make a big difference in how you want your home to impact the buyer. You want your target buyer to visualize themselves living in the space. Modern kitchen staging with bar or counter space eating might appeal more to a younger demographic, for example—a more traditional family oriented with children buyer might prefer a formal dining room in addition to an eat-in kitchen.

How can Heidi Ross Design help with home staging near me—and how does getting a free quote fit into this process?

If you’re jumping into the process of selling and staging your home, you might be reaching out to a few different services to get a sense of staging prices and what they offer.  At Heidi Ross Design, we offer something very unique and helpful to a seller, a free quote! By giving you a free quote up front, we make the first step quick and easy so that you can get the most from your consultation. We want you to be able to focus on your home during the consultation instead of spending time wondering how much it will cost.

The Heidi Ross Design free quote is more than just a number.  When you work with us, we offer a home staging and marketing package. Our package--often a few pages of information, including photos and details about our services--identifies the benefits of each service, which helps you to understand the value of each one in concrete terms, and helps to demonstrate how a staged home sells faster and typically for a better price than an unstaged or vacant home. This quote is commitment-free, too--that means you’re free to learn about the value of the package before making any decisions about this important step in selling your home.

At Heidi Ross Design, our certified pros are here to help clients in Memphis, Germantown, Southaven, and the Greater Mid-South area get their best sales. We stick with you through the whole process—from initial staging quote to home consultation to your closing. Use our online tool for a free quote or give us a call at (901) 361-7419 to get started.
